Oroville, "The City of Gold" is located
on Highway 70, 65 miles north of Sacramento, at the base of the
Sierra Foothills. It was 1848 that John Bidwell discovered gold
and thousands flocked here to seek their fortune. A thriving
community, Oroville still abounds with Gold... in the form of
affordable housing, recreation, wildlife, colorful history, small
town values and just an all around nice place to live. In fact,
Oroville was a finalist, for "All American City" in
1996. Our major industries are county government, timber, mandarins,
olives, and canning. We have a mild, four-season climate and
generally are above the valley fog. It would be very unusual
to have even a sprinkling of snow, as evidenced by all the citrus
trees. However, if it's snow you want it's only a short drive
into the mountains.
Lake Oroville
.It's dam, completed in 1968, is the 2nd largest earth-filled and one of the longest
dams in the country. It stands 990 feet high and is 6,920 feet
long at the top.
Beneath the dam is a cavern as large as the state capitol
building. It houses six power generation units. The dam was built
just below the point that the Feather River's north, middle,
and south branches converge. Lake Orovillethe heart of
the California Water Projecthas a surface area of 24 square
miles, a capacity of 3 ½ million acre-feet, and a shoreline
of 167 miles. Fishing and other water sports are among the best
in the state. The fishing season extends all year round. The
lake is served by two marinas accommodating hundreds of houseboats
in addition to fishing, sailing and cruise boats.
 Both the Feather River and Lake Oroville offer year round fishing.
You'll catch bass, salmon, trout and others.
Kelly Ridge Estates
a
wonderful community perched on a ridge overlooking Lake Oroville
with the Sierras to the east and the valley and coast range to
the west. Comprised of 1,500 home sites. We are surrounded by state park property so we enjoy a
peaceful, secluded setting yet we are 10 minutes from downtown.
The terrain is rolling with a generous coverage of native trees
several varieties of oak, manzanita, madrone, and pine.
The paved streets with curbs and gutters, sewer, water, power,
telephone, and cable TV are in and paid for. There are no outstanding
bonds or assessments.
Each owner automatically becomes a member of the Homeowner's
Association Dues are only $10.00 per year. There are recorded
C C & R's which are not overly restrictive, just enough to maintain
a nice neighborhood. You can park you RV or boat on your property.
The altitude, about 1000 feet, combined with the huge, deep
lake, keeps our summers cooler and our winter days considerably
warmer than the valley floor below.

Although
there are no age restrictions, over 90% of the residents are

In Kelly Ridge Estates,
you can choose from three types of properties, all resale:
- Vacant Lots Build
your own home or choose a new manufactured home. The minimum
lot size is 65 feet by 100 feet. Lots with views of the lake,
mountains, valley or golf course are still available ranging
in price from $50,000 to $100,000. Lots with less than a premium
view are priced lower.
- Mobile Homes and Lot
All are double wide or larger and appointed nicely. These homes,
including the lot, range in price from $90,000 to $210,000 and
are generally priced well below replacement cost.
- Conventional Homes There
is a wide variety of homes to suit every budget or taste. Often
the homes are built on lake view lots and prices range from $140,000
to $450,000. Homes without a view are considerably lower. Custom built
home from $210,000 to $595,000.
